WOODRUFF MANAGEMENT STATEMENT OF RENTAL POLICY

We are happy to comply with all known local state and federal fair housing laws.
- Property availability policy. A property is considered “available” if a signed contract has not been executed with Woodruff Management for the following lease period. However, current residents in good standing are generally allowed “the right of first refusal” should they wish to renew. Further, new applicants for the property will be prioritized in the order in which they apply. Generally, the current “right of first refusal” determination for summer or fall availability is made in February preceding the fall in question. Properties under construction or renovation are generally not considered “available to rent.” We update our list of available rentals as the status of each property is determined. Therefore, the “available” list is frequently updated and prospective renters are encouraged to contact the office to assure the status of your chosen residence.
- Occupancy guidelines. Woodruff Management attempts to fully comply with all local housing and occupancy codes. The number of occupants in residences may not exceed code limits, (listed on your contract addendum) nor may any person (including children) occupy a residence without first being listed on the application (and/or lease.) Occupancy limits for rural residential property limits are determined by the Woodruff Management.
